North Shore Condos Pet Policy

• There is a limit of not more than two (2) cats and two (2) dogs within a unit provided the Owner or Tenant abides by the provisions of the Declaration and all City, County and State Animal Laws. Only pets that are generally recognized as house pets (dog, cat, fish, bird. etc.) shall be allowed. The Board of Directors shall determine if a pet is in fact a generally recognized house pet.
• There is currently no weight limit on pets. Breeds which are not allowed are Pit Bull, Rottweiler and Chow.
• Animals must be leashed when outside the unit and under the Owner or Tenant’s control at all times.
• Pet owners walking their pet must have in their possession clean-up apparatus. All droppings must be picked up immediately and disposed of properly.
• No owner will allow anything or any condition to exist upon any unit or other area, which will allow for breeding or harboring of diseases and insects.
• No pet shall be allowed to create a nuisance or unreasonable disturbance to any Common Elements or to the property or any other resident. Any such pet causing or creating a nuisance or unreasonable disturbance shall be permanently removed from the Property upon five (5) days written notice from the Board of the decision and the decision of the Board shall be final.
• The Maricopa county law requires that all dogs over the age of 3 months have a license and rabies vaccination (the vaccination must be administered by a registered veterinarian). Pet owners must complete the license application within 15 days of vaccination. Residents new to Maricopa county and new dog owners must purchase a dog license within 30 days. • Pets are not allowed to enter the pool/spa or the pool area.
• Pets are not allowed to sit on any common area furniture.
• Any person caring for a pet during an owner’s absence including professional pet walkers, shall be made aware of the rules and regulations regarding pets and the owner shall be responsible to see that the rules are followed.

My business partner and I recently purchased several brand new condos in Tempe, Arizona. We are renting the apartments to students and others who want to live within half a mile of Arizona State University.

Thinking back to our own time in college, we realized that many students don’t want to invest in furnishing an apartment when they know they’ll be moving on in a few years. Plus, your crappy college futon with all those mysterious stains will look horrible in our high-end apartments anyways.

We decided to furnish the apartments for our tenants, figuring we could charge a little bit higher rent and offer a lot more value in the process.

The problem is, neither of us enjoys shopping at all. Especially not for unexciting home furnishings.

It’s 2010 though, so there’s no reason anyone should even have to leave the couch to furnish an entire apartment (or several). So I contacted a friend of mine who runs vacation rentals in Lake Tahoe to get his list of everything required to offer a furnished apartment.

List in hand, I headed over to Amazon to see how much of the stuff I could find. As it turns out, I found every single item on my list, but in the end I decided against buying the furniture itself there. I just prefer to sit on things first, make sure they are comfortable and that the colors match.

For anybody else who’s moving into a new apartment, starting over in a new city, or looking to furnish a rental apartment, I created an Amazon list of everything you need to furnish an apartment. Amazon doesn’t let you add more than one of the same item to a list, so in some cases you’ll need to go back and buy two or more of an item.
